Green development gets green light from P&Z

The town’s first green residential development received the OK on Monday from Flower Mound’s Planning and Zoning Commission.
The commission unanimously voted to recommend to town council a rezoning request and a development plan for Rheudasil Farms, a 5.4-acre development that will feature environmentally-friendly standards.
The development, which is named after Bob Rheudasil, the town’s first mayor, will be located south of FM 3040, along the west side of Lexington Avenue.
Mark Glover, president of Rheudasil Farms and Rheudasil’s son-in-law, said this would be the first neighborhood in which both standards are required.
All homes would be required to be constructed with sustainable materials. For example, Glover said ways that water is caught and redirected would be taken into consideration. Also, a standing seam metal roof is an option because of its better reflecting ability and its low maintenance requirements.
The development will also include the 2.7-acre Leadership Park, which will honor some of Flower Mound’s past pioneers.
The private park, which will be open to the public but maintained by the Rheudasil Farms HOA, will consist of a crushed granite trail, which makes use of a pervious material to eliminate water runoff, as well as low-drought planting and a tie-in to an existing natural trail.
Six- to 10-foot boulders from the property will display plaques honoring past and present leaders.
Following approval by town council, construction on streets and utilities could begin in June, Glover said, and home construction could begin by July or August.
“There are so many positives for this,” said commissioner Steve Dixon. “This should be the bar that we set for future development.”
Also at the meeting, the commission unanimously voted to recommend amending the town’s Wastewater System Master Plan portion of the town’s Master Plan through the adoption of the 2009 Wastewater System Master Plan and certain amendments to the Wastewater Plan.
